Terms & Conditions

Rental Terms:

The price includes electricity and all services, other than those listed on the bookings form. The property will be cleaned before your arrival and upon your departure.

Reservations & Deposit:

Initial reservations can be made by telephone, but must be confirmed by completion and return of the attached booking form. A non-refundable (except as provided below) must accompany all bookings. Bookings will normally only be accepted, particularly in high season, for complete weeks.

Security Deposit:

A security deposit of $200.00, which will be held against any loss or damage caused to the property, or cost incurred, to be paid on the same day as the payment of the balance. The deposit will be refunded approximately two weeks after your return date.

Balance of Payment:

1. The balance of the of the cost is to be paid no later than 42 days before the arrival date. Where a booking is made within 6 weeks of arrival, payment in full must accompany the booking form, including the security deposit.
2. In all cases, every effort will be made to release the property and if this is achieved only the deposit will be forfeited.
3. If through circumstances beyond our control, it is necessary for us to cancel (which would be wholly exceptional) then we will refund the initial booking fee or any other monies paid, without interest or further compensation.
4. We accept no responsibility whatsoever, and no payment or other compensation will be payable. If cancellations or changes to the terms of bookings are brought about, or become Necessary, do to war or threats of war , riot, civil commotion, terrorist act, industrial dispute, natural disaster, fire , flood, hurricanes, adverse weather conditions, nuclear incident, or any other matter out of our control. In addition, we will except as may be paid by the relevant carrier. We will not be responsible for the closure or congestion of the airports, technical problems with transportation, cancellation, or schedule changes by the carriers whether schedules or charters.

Occupancy:

The maximum number of persons permitted in a three bedroom properties is 8, a four bedroom properties is 10, and in a five bedroom property is 12. We will require that any number of persons in excess of these numbers vacate the premises, and it is an express term of this agreement that the lessee excepts. If the excess number are not removed immediately the the contract is breached and terminated without compensation or any other payment. The lessee and all the members will be required to vacate the property at once. Pets are expressly forbidden from any of our homes at all times.

Availability:

The property will be available from 4PM on the date of arrival and must be vacated by 10:30am on the day of departure. Pets are not permitted. While the property will be cleaned on departure you are expected to carry out reasonable care and respect while at the property. It is expected that you will leave the property in a reasonable clean and orderly condition. excessive dirt or work for the cleaning team will result in a charge to be deducted from the security deposit.

Safety and Liability:

We do not accept any liability or responsibility for any injury caused as a result of the use of our properties or pools. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when in the pool area. Children ARE NOT permitted in the pool unattended.

Insurance's, Etc.:

It is the lessee's responsibility to take out appropriate insurance to cover all aspects of their trip, and to ensure that passports, visas and other documents are in order. UK Guests are reminded that there is no equivalent of the NHS in florida Although most hospitals must treat emergencies, thereafter medical care can be extremely expensive. We urge you to ensure that all members of your party have appropriate insurance and that you have proof of this readily available.

Bookings:

These conditions and the completed booking form constitute a contract between the owner of the property and the person signing the booking form, on behalf of those whose name appear on the completed booking form. We act only as an agent between the home owner and the renter. A contract shall only exist once the completed booking form and deposit have been received by us and a confirmation has been issued.

Accuracy of Information:

All information on this site is accurate to the best of our knowledge at the time of upload. The closure of any facilities or the withdrawal of any attractions, services or facilities mentioned herein by factors our reasonable control, is not a matter for which we accept any responsibility.

Complaint or Dissatisfaction:

In the unlikely event of a problem arising out of your stay in the Villa, it should be discussed with the local Property Manager first. If not satisfied at the time, any complaint must be lodged with us in writing within 7 days of the termination of the booking. We will attempt to resolve any dispute within a reasonable time. We will not be held liable for the actions of any third party, public utility, or their inability to provide services, or any other service provinder whom we do not exercise direct control, or any incident brought about due to war, threat of war, riot, civil commotion terrorist act, industrial dispute, natural disaster, fire, flood, nuclear incident, or adverse weather conditions

Access:

Once the full balance and security deposit have been paid, You will be issued with detailed directions and a lock box combination giving you access to the keys for the property.

Pool Heating:

The use of pool heating cannot guarantee the actual temperature of the water in the pool. We try for a temperature of 85f. This is dependent on many factors beyond our control, including the ambient temperature, general weather conditions, and the number of people using the pool or spa.
